Visual Score
AI analyzes the street-level image for physical distress indicators. Each indicator is flagged and rated by severity (0-3). The combination produces a 1-5 visual score.
Context Score
Census-tract economic data adds neighborhood context. Vacancy rates, income stress, housing age, and cost burden are weighted into a 1-5 context score.
Distress Score
The visual and context scores are averaged into the final 1.0 - 5.0 Distress Score. Every property also gets a written AI description explaining the rating.
Tiered Lead Classification
Not every lead deserves the same effort. Our tiered system separates high-confidence targets from moderate signals, so you allocate your outreach budget where it counts.

Score 3.5+
High-Confidence Distress
Multiple severe indicators confirmed. Roof damage, structural issues, vacancy signals, or fire damage detected. These properties show clear, actionable distress.

Score 2.5 - 3.5
Moderate Distress Signals
Some indicators present -- overgrown lawn, aging paint, minor roof wear. These properties are showing early signs of neglect or deferred maintenance.

Score Below 2.5
