Buy nowWhat counts as a priority lead. A property that scores Hot, 3.5 or higher on our 1 to 5 Distress Score, or Warm, 2.5 or higher, with at least one motivation signal on the record: absentee owner, tax delinquency, vacancy, or a deceased owner, where the county's records carry that data.
Before any scan runs, we check your county. If it cannot fill the package you bought, you choose between every priority lead the county has at a lower price and a full refund. Nobody gets a padded list.

Carter County, Tennessee: 23,294 residential parcels scanned, 8,640 ranked Hot or Warm, 802 in the Hot tier, delivered as one CSV.
Across the 8 counties in our published research, 27,142 homes were scored and 1,364 of them, about 5%, scored 3.5 or higher. Read the research.
You may have seen this on Reddit. In r/RealEstateTechnology we scan a few hundred parcels in whatever ZIP or county people drop in the thread and post the tier split back, imagery gaps and all. More than a dozen areas so far in the current round. Read the thread.
Limits, stated plainly
- Imagery coverage is not universal. In our published research, 10,242 parcels, 27.4% of the total, had no usable street-level imagery. They are reported as unscored, not guessed at. Rural counties are hit hardest.
- Scores read the exterior only. A well-kept exterior on a house with serious problems inside will score low.
- The numbers are a floor. Where imagery is thinnest, distress tends to run highest, so we most likely undercount it exactly there.
- Lists below 1,000 leads are not exclusive. Every delivered lead is reserved to you for 90 days, and county exclusivity comes with the 1,000 and 2,500 packages.
- Delivered scans are never older than 6 months. Older ones are rescanned at our cost before delivery.

Common questions
Are the leads exclusive?
Not below 1,000 leads. Every lead we deliver is reserved to you for 90 days, so no other buyer receives those rows during that time. The 1,000 and 2,500 packages include county exclusivity: nobody else gets any lead from your county for 90 days after delivery.
What makes a lead a priority lead?
It scored Hot, 3.5 or higher on the 1 to 5 Distress Score, or it scored Warm, 2.5 or higher, and the county record shows a reason the owner might sell: an absentee owner, tax delinquency, a vacancy flag, or a deceased owner. We only use those signals where the county's data carries them.
Do I get phone numbers?
Owner name and mailing address come with every lead, which is enough for direct mail. Phone and email come from skip tracing, $0.75 per lead, invoiced separately. Matches are not guaranteed for every owner.
How current are the leads?
Every delivered scan is less than 6 months old, or we rescan before delivery at our cost. Parcel and owner records are refreshed from the county source. Imagery capture dates vary by area, which is the honest limit on how current any condition read can be.
Is my county covered?
We have built parcel data for more than 1,800 counties across 45 states. If your county is not built yet, a one-time county data setup of $150 applies, waived on orders of $1,000 or more, and we confirm it with you before anything else happens.
What if my county cannot fill the package?
We check inventory before any scan runs. If the county cannot fill what you bought, you choose between every priority lead the county has at a lower price and a full refund. Refunds go back through Stripe to the card you paid with.
