County Lead List terms
These terms apply to the County Lead List packages sold at uglyhousefinder.com/county-lead-lists. Last updated September 6, 2026.
- What you are buying. A one-time CSV of the number of priority leads named in your package, drawn from the county you name at checkout and ranked by Distress Score. A priority lead is a property that scores Hot, 3.5 or higher on our 1 to 5 scale, or Warm, 2.5 or higher, with at least one motivation signal in the county record (absentee owner, tax delinquency, vacancy, or a deceased owner), where the county's data carries that signal.
- License. The list is for use by your own business. You may not resell it, redistribute it, or include it in a product or list sold to others.
- Reservation and exclusivity. Each delivered lead is reserved to you for 90 days from delivery, meaning no other buyer receives the same rows during that period. The 1,000 and 2,500 lead packages also include county exclusivity: no other buyer receives any lead from your county for 90 days from delivery.
- Fill check and refunds. Before any scan runs we check the county's priority-lead inventory. If it cannot fill your package, you choose between every priority lead the county has at a lower price and a full refund. Refunds are issued through Stripe to the original payment method.
- Delivery. Most counties deliver in 2 to 5 business days. We confirm your delivery date by email within 1 business day of your order, and if the date is later than that window you may cancel for a full refund before the scan starts.
- Freshness. Every delivered scan is less than 6 months old at delivery. Older scans are rerun at our cost before delivery.
- Skip trace add-on. Owner phone and email, $0.75 per lead, invoiced separately after your order. Matches are not guaranteed for every owner, and unmatched leads are not charged.
- New counties. If your county is not yet built in our parcel data, a one-time county data setup of $150 applies, waived on orders of $1,000 or more. We confirm this with you before proceeding, and you may cancel for a full refund instead.
- Data and use. Leads are drawn from public parcel records and current imagery. A score describes visible exterior condition and recorded ownership signals; it is not a promise that an owner will sell. You are responsible for complying with the laws that govern how you contact owners, including the Telephone Consumer Protection Act and Do Not Call rules.
